    There are two main sections to the Alii Kai development. I and II. I is the closest to the bluff and offers buildings 3-7 spectacular views of the ocean from Kilauea lighthouse all the way to Mt. Makana (also called Bali Hai). Buildings 1 and 2 have Namolokama and Hihimanu mountain views and peeks of the ocean strategically from across the parking lot. Alii Kai I was built in the mid 70’s and allows small pets. Alii Kai I has a decent sized pool long enough for some laps and cooling off on hot days.

    Alii Kai II is an RCI Gold Crown Resort and offers more of a short term hotel style vibe and has in house management / front desk. Alii Kai II was built in 1990 and only allows service animals. Alii Kai II has a beautiful pool/hottub/bbq area for all the adults and keiki.

    Update 10.1.2015 
    Billy O’ here. I’m now an owner at Alii Kai I! Few really interesting things I’ve learned since doing a little light remodel on my condo. First of all some of the units were rewired in the 90’s with aluminum romex wire (totally safe and up to code) but this provides an issue. When trying to update the devices, add new switches/GFI’s/dimmers and update to low energy LED lights there is an unexpected cost you’ll hit when buying materials. It’s not the additional cost for the devices, it’s the wire nuts! Because there is a special type of nut used to tie copper to aluminum to avoid any potential fire issue, it’s really costly. About $4 a nut! Yikes. That meant that my wire nut bill alone at the new condo was a little over $500. Not the end of the world in order to have a job done right, but worthy of note.
    Now, the good news! Mike Smith the manager here is… AMAZING. This man has been on the property for almost as long as I’ve been alive. He doesn’t live on site but takes care of Alii Kai I as if it were his baby. He works smart and hard on this bluff front Real Estate here on the North Shore. As you can imagine these 7 buildings are the first thing the nasty weather hits when it comes down from Alaska or across the pacific ocean, so it’s a constant battle. The HOA fees here are in the mid 600’s so that is about normal for Princeville but these buildings are beautifully maintained. The grounds are lush and not too crowded with plants so that it takes away from the views and the wind just blasts across from the North and East keeping us cool on even the warmest days.
    I also learned that there is nearly 500k in the HOA reserve fund. This is a big deal. If there were any major repairs due to new roofing or siding needed it would be likely that the reserve would be able to handle it instead of asking the owners to kick in money.
