I did some digging to see how homes are selling in Kalaheo and I put together a little spreadsheet to share with you. Below you will see the homes that sold in the 96741 zip code also known as Kalaheo here on Kauai.
As a Realtor I feel it is important to know Sales vs. List Price to get an idea of how the market is doing. When you look at the figure figure below you will see a direct correlation to pricing of homes and their time on market.
As you can see the higher a home is priced relative to market value the longer it sits on the market. This seems to be a common issue right now. There are a lot of overpriced homes on the market, not just in Kalaheo. Which would explain why a lot of homes are sitting and not getting Sold. I thought the whole point of putting your home on the market was to get it sold.
In Kalaheo there are 38 active listings. If 4-5 homes sell every month and no new homes come on the market, than we have 8-9 months inventory which clearly makes it a buyers market. Plus looking at the original list vs sale price figures you can see that buyers are getting the homes at value.
From my point of view, owners and their agents are either overpricing their listings, or they aren’t really motivated to sell.
