If you are looking for a great ‘bang for your buck’ on price per sqft and a condo that lives like a little house, Puamana of Princeville may be your bet. They are currently selling for between 369k and 550k.
Here are some listings in Puamana that are currently for sale:
There are only two layouts as well, 2 story townhouse style and the rambler model. Both are shown a little ways down the article in 3d for you.
Why such a huge swing in pricing? Because you have everything from the unit near the main road on the inside of the 4 unit ‘row’ which doesn’t have any exterior windows on either side or a view to speak of, all the way to the end units on the Makai that have both golf and ocean views and a great deal of light from three sides. Lots of options in the middle too.
Video Ann and I did of a 2 story end unit. 22D. Garden view ready for your finishes.
Here’s the big map:
The little map 😉
Puamana was the original development for the workers of Princeville back in the 70’s, so it’s not the newest looking structure, but the interiors are large and they have great usable lanai space on both the first and 2nd floors. Some two story units have even been converted into a 3rd bedroom with the addition of a loft area being built.
Here’s a 3d model so you can walk through one of the two story units:
Pretty cool, right?
Walk to the Westin for a beer / coffee / dinner or go the other direction to Prince Albert park for some pullups or a yoga session at the Princeville community center. Just another 5 mins past that and you are at the bank, foodland, tons more shopping and dining. Being near the top of Princeville and not all the way down KaHaku has it’s advantages.
Puamana has a really nice family vibe. Pets are OK and near the interior of the development is a sweet cutting garden for all the owners to snip away at to have fresh cut flowers in your hale. There are also fruit trees scattered around the grounds (RARE in PV).
Here’s a one level unit that is about 1300sqft. Notice the high ceilings and windows that are high up that let in all the extra light.
As you can imagine Pua Mana isn’t the hottest Vacation Rental spot in Princeville (some of the units can be had at just a little over $100 a night!) but that’s not to say you can’t have a great little business and block the time out you want to come and stay here on the Garden Island. HOA’s are at $750.. I know lots of families that have used their 1031 exchange money and are extremely happy that they chose Puamana as the place to invest. It’s got a home grown Ohana feel and because there is a pretty high owner occupancy (and long term rentals) you’ll actually get to know the people around you instead of having one week flings with everyone ya meet 😉
As always if you need more info about this or anything Princeville related you can email / call our PV guru Ann:
